First-Time Home Buyers in Amador County
Buying your first home? Leah explains every step in plain words, from your first lender call to the day you get your keys.
About This Service
Buying your first home is a big step. It is normal to feel nervous. Leah Albanese walks you through it one step at a time and answers every question, so you always know what is next.
Step 1: Talk with a lender
A lender looks at your income, savings, and credit. The lender tells you how much you may be able to borrow. Ask about first-time buyer programs. California has a state housing agency, CalHFA, that offers some. Some rural areas may also qualify for USDA home loans. A lender can tell you if you qualify. Leah does not make loans and cannot promise you will be approved.
Step 2: Meet with Leah
In a consultation, you talk about your budget, where you want to live, and what you need in a home. Leah explains how buying works. You will sign a written buyer agreement before touring homes. She goes over it with you first.
Step 3: Look at homes
Leah sets up a search and takes you to see homes. It helps to make two lists: things you must have and things that would be nice. Most first homes are not perfect.
Step 4: Make an offer
Leah shows you recent sales of similar homes so you can decide what to offer. She explains each part of the offer. The seller can accept, say no, or counter.
Step 5: Inspections and loan
A licensed inspector checks the home and writes a report. If the home has a well or septic system, those get checked too. The lender orders an appraisal and finishes your loan.
Step 6: Closing
You sign the final papers with the escrow company and pay your down payment and closing costs. When the sale records, you get the keys.
Costs to plan for
Plan for the down payment, closing costs, inspections, and moving. After you move in, you will have the loan payment, property taxes, insurance, and upkeep.

Frequently Asked Questions
Short answers to questions buyers and sellers often ask in Amador County. Every move is different, so call or text Leah to talk about yours.
How much money do I need to buy my first home?
It depends on the price, the loan type, and any help programs you qualify for. A lender can give you real numbers for the down payment and closing costs.
Are there programs for first-time buyers?
Yes. CalHFA, the state housing agency, offers some. Some rural areas may qualify for USDA loans. A lender can tell you which ones fit you.
Do I need perfect credit?
Not always. Each loan type has its own rules. A lender can look at your credit and explain your options.
What does a buyer's agent do?
A buyer's agent helps you find homes, tours them with you, writes your offer, and tracks deadlines through closing. Leah explains her role and how she is paid before you sign an agreement.
